For Sellers

Homes for sale in ClaytonNever before has Technology been such a BIG part of selling your home in Raleigh!  Real Estate Marketing Technology is moving so quickly that simply putting a sign in the yard, listing it in the MLS and putting an ad in the Raleigh newspaper will not sell your house.  Now your agent needs to be connected, they need to have the pulse of the Raleigh Market, and know what’s selling… and what’s not.

We are fortunate that buyers are coming to Raleigh – because we have J-O-B-S.   Where do they start their search for your home? The Internet of course. Statistics show that an average of 90% of buyers begin their homes search on the Internet, capturing a City Wide, Statewide, National and World Wide viewer is absolutely essential in most markets.\Now more than ever it is of utmost importance that your Realtor be sure Your listing will be placed on over 100+ Websites and Search Engines including such sites as  Real Bird, Craigslist, Yahoo Real Estate, Oodle, Realtor.com, Zillow and Trulia just to name a few.

In addition to being Internet and Technology Savvy, here are a couple other points we believe that can “make or break” whether you home sales as it should.

  • Communication: It is a must that you be able to communicate with an agent that will return your calls promptly and communicate with you regarding the progress of your sale. They should share with you reports that include the following: Showing Reports, Internet Traffic and Feedback on how your home is showing from prospective buyers and other Real Estate Professionals.
  • Photos That Sell Your Property- We have have seen so many instances where a buyer refused to even ride by a home, because there was a picture of a dog bowl in the kitchen, or a litter box in the laundry room!  Listings with bad or too few photos are quickly eliminated by buyers and their agents.
  • Having the Best Pricing Strategy – Many agents do so few transactions, they don’t realize that it doesn’t make sense to Price your house to negotiate on price.  I want your house to SELL.

We truly believe that most Raleigh Real Estate Agents have the best of intentions-but good intentions alone don’t sell homes!  We are going to give you frank feedback about the condition of your home, pricing your home, staging your home, and creating a little yard appeal before we list it!
