Rental prices in the top 20 most-populated metro areas climbed 3.75 percent in 2011, while home prices dropped by 1.83 percent, according to a report by HotPads.com, a rental listing service that also generates data on the rental housing market. The measurements were based on the median prices of two-bedroom rentals and homes in the 20 cities.
That trend is not going to change – Rent is going to continue going up, making home ownership, on a monthly basis, cheaper than renting. Especially in places like Raleigh – where we have J-O-B-S! Because of this, home prices in Raleigh are expected to lead the Nation in appreciation over the next 3 years… so if you are THINKING about buying a home – NOW is the time!
Good News!
In the forth quarter of 2011, ABC Good Morning America stated that you needed 20% to put down on a house. A few days later, NBC’s Today Show said that you needed 10% to put down on a house. The truth is that NEITHER one of those statements is correct! In Raleigh, we have literally HUNDREDS of homes available with NO down payment required (if you qualify for USDA) or with as little as $100.
Another detail you should remember if you are looking for a Cheap Home / Good Deal in Raleigh is that you are not going to get a better deal negotiating without a licensed Real Estate Agent on your side… in fact, you will likely have a very difficult time negotiating with a Bank, or HUD if you are trying to buy a foreclosed home without a professional helping you!
How to Find Cheap Houses in Raleigh!
You’ve read the news, and heard that there are some real BARGAINS available for home buyers in Raleigh right now! There ARE bargains, and MANY people will make a good profit purchasing a home in the Triangle area with prices so low – and there are some properties for sale in the Raleigh, Cary, Holly Springs market that might end up COSTING you money in the long run.
Foreclosed homes might have title problems – and that’s something that needs to be addresses early in the process. The Seller (BANK) might not be willing to make repairs, but the folks you are getting your mortgage from might require them – because of this, it’s important to work with someone who knows the market, and knows how to negotiate the best price and terms for you!
